General terms and conditions
Version of:
Dear guest, we are delighted that you have decided to use the services of KWET Medový dom. Please read the following general terms and conditions.
This is an English translation for your convenience. The Slovak version is legally binding.
I. General provisions
1.1 These general terms and conditions (the “Terms”) govern the legal relationship between the landlord and the client for short stays at KWET Medový dom.
1.2 The landlord is Vladimír Škrobák, Nám. Sv. Floriána 353/14, 013 03 Varín, Slovakia, company ID (IČO): 46887253 (the “landlord”).
1.3 The client is a natural or legal person who books or uses the accommodation (the “client”).
1.4 The contract is formed when the booking is confirmed and the price is paid.
1.5 By confirming a booking, the client declares that they have read and understood these Terms and agree to them.
II. Subject of the rental
2.1 The landlord lets the client use KWET Medový dom temporarily.
2.2 KWET is intended for two adults. A stay with children is possible only on individual request and with the landlord’s written consent, if the capacity and safety of the accommodation allow it.
2.3 The terms of a family stay, including the maximum number of people and the price, are agreed before the booking is confirmed.
2.4 The accompanying adult is responsible for supervising children during the stay. This does not affect the landlord’s statutory liability for the safety of the accommodation.
2.5 The subject of the contract is the short-term provision of KWET Medový dom for a stay on the agreed dates and to the extent stated in the booking confirmation. The legal nature of the contract and the client’s statutory rights are assessed under the applicable law, regardless of the terms used in these Terms.
III. Booking and formation of the contract
3.1 A booking can be made through the booking system on the KWET website or individually by agreement with the landlord. Before the booking is sent, the client is shown the dates of the stay, its length, the services included, the total price including mandatory fees and the payment method.
3.2 The client must provide true, complete and up-to-date details.
3.3 The landlord may decline a booking before confirming it for objective reasons, in particular if the dates are unavailable, the conditions of the stay are not met or the details are clearly incorrect. The landlord may cancel a booking that has already been confirmed and paid only for a legal or objectively justified reason; in that case point 4.7 applies.
3.4 KWET is planned to open on 1 June 2027. The client acknowledges that bookings for dates from 1 June 2027 may be accepted before the accommodation is finished. Photos on the website may show its preparation; the final interior will be presented once finished. This does not limit the landlord’s obligation to provide the agreed stay to the agreed extent.
3.5 The introductory price of €399 for a two-night stay for two people applies to the first 10 paid bookings, gift stays included, regardless of the day of the week. Once the introductory offer is used up, the price shown when booking applies. The price of a booking already confirmed and paid does not change.
3.6 A KWET gift voucher confirms the purchase of a two-night stay on specific dates. When booking, simply choose “I'm buying it as a gift”. The recipient’s name is optional.
3.7 After payment, the landlord e-mails the buyer the gift voucher as a PDF. The voucher states the dates of the stay, the number of people and the booking number.
3.8 Gift stays are subject to the same cancellation terms as other bookings. Any refund goes to the person who paid for the stay, unless the persons entitled agree otherwise. The recipient’s statutory rights remain unaffected.
3.9 Right of withdrawal. Under § 19(1)(l) of Act No. 108/2024 Coll., a consumer booking holiday accommodation for specific dates has no statutory right to withdraw from the contract within 14 days without giving a reason. This does not affect the client’s right to cancel the booking under the cancellation terms in point 4.4 or their other statutory rights.
IV. Price and payment
4.1 The price of the stay follows the current offer or the price in the booking system.
4.2 Before arrival, the landlord may ask for a refundable deposit of EUR 100, provided the obligation to pay it and the payment method were clearly communicated to the client before the booking was completed. The deposit covers proven damage caused by the client. If the landlord makes a deduction from the deposit, they inform the client of the reason and the amount. The unused part of the deposit is returned within 7 days of the end of the stay. The deposit cannot simply be kept as a penalty for any breach of these Terms.
4.3 The stay is paid in the way and within the deadline stated in the booking process or the payment instructions. The booking is confirmed only after the payment is received and the confirmation is sent to the client. If the payment is not received in time, the dates may be released. The client must know the payment deadline before placing the order.
4.4 If the client cancels the stay, the following cancellation terms apply:
- a) 15 or more calendar days before arrival: refund of 100% of the price of the stay;
- b) 7 to 14 calendar days before arrival inclusive: cancellation fee of 50% of the price of the stay;
- c) 6 or fewer calendar days before arrival: cancellation fee of 100% of the price of the stay.
The day a clear cancellation request is delivered to info@kwet.sk is decisive; the day of arrival is not counted. This does not affect consumer rights under the law.
4.5 If the client ends the stay early, they are not entitled to a refund for the unused days.
4.6 If the client is entitled under these Terms to a full or partial refund, the landlord refunds the amount within 14 days of receiving the cancellation request or of the right to a refund arising. The refund is made primarily by the same method as the payment, unless the parties agree otherwise and if the payment method allows it. The landlord bears the cost of refunds made because the landlord did not provide the stay.
4.7 If the landlord cannot provide the booked stay, for example because the opening is postponed or due to technical problems, they inform the client without delay. The client may choose an available alternative date at no extra charge or a refund of 100% of the price paid. The landlord refunds the money within 14 days of the client’s decision. This does not affect the client’s other statutory rights.
V. Check-in and check-out
5.1 Check-in is possible from 3:00 pm.
5.2 Check-out is by 11:00 am at the latest.
5.3 The landlord gives the client access to the accommodation and hands over the keys.
5.4 The client must let the landlord know about a later arrival.
5.5 Check-in and check-out times can be changed by agreement with the landlord.
VI. House rules
6.1 The client must use the accommodation properly, with care and for its intended purpose.
6.2 The client must not:
- handle the beehives;
- interfere with the accommodation or its technical systems;
- move the accommodation without the landlord’s consent.
6.3 Pets are not allowed.
6.4 Smoking is not allowed.
6.5 The client must respect the peace of nature and avoid excessive noise.
6.6 Only clients with a valid booking may enter the grounds.
6.7 In the event of a serious breach of the house rules, in particular if the client endangers the safety of people or property, the landlord may proceed under Article XI of these Terms.
VII. Client’s liability
7.1 The client is liable for damage caused to the accommodation.
7.2 The client must report any damage without delay.
7.3 On departure, the client must switch off appliances, turn off the water, lock the accommodation and leave it in a reasonable condition.
VIII. Landlord’s liability
8.1 The landlord is liable for damage and for items brought into the accommodation to the extent laid down by law. Their statutory liability cannot be excluded by a unilateral statement or by these Terms. The landlord is not liable for damage caused solely by the client or a third party only when and to the extent that this follows from the law and the circumstances of the case.
8.2 The client must inform the landlord without undue delay of any damage or safety problem they discover during the stay, so that the necessary measures can be taken. This duty does not limit the client’s statutory rights.
IX. Safety and risks
9.1 The client acknowledges that the accommodation is in a natural environment where bees are present.
9.2 The stay involves a risk of bee stings.
9.3 The client acknowledges the particularities of a stay in nature and undertakes to follow the landlord’s safety instructions, in particular not to handle the beehives. This provision is not a waiver of the client’s statutory rights.
9.4 The landlord’s liability for harm to health or property is governed by the applicable law. These Terms do not exclude or limit any liability that cannot be excluded or limited by contract under the law.
9.5 KWET is in a natural environment with bees and other insects. The risk of stings cannot be ruled out completely. We recommend that people with a serious allergy to insect stings consult a doctor about the stay before booking.
9.6 The client must not handle the hives.
9.7 The client acknowledges that bees are a natural part of the surroundings and that alcohol, perfume and food may affect their behaviour.
9.8 The client acknowledges that the accommodation is in a natural environment where some services and help may be less readily available than in a town. In an emergency, call the emergency services on 112 or 155.
X. Obstacles
10.1 If, owing to circumstances beyond the landlord’s reasonable control, the stay cannot be provided safely or to the agreed extent, the landlord informs the client without undue delay and proposes a solution. Bad weather or another exceptional circumstance alone does not automatically end the client’s claim to a settlement of the price already paid.
10.2 If the stay cannot take place at all because of an obstacle on the landlord’s side, point 4.7 applies. If a problem arises only during the stay, the parties proceed according to the circumstances and the client’s statutory rights, in particular where the scope or quality of the service is reduced.
XI. Termination of the rental
11.1 The landlord may end the stay early in the event of a serious breach of these Terms or repeated breaches of the rules despite a warning, if the circumstances justify it. The settlement of the price and of any damage is governed by the applicable law.
11.2 The landlord may enter the accommodation where necessary.
XII. Final provisions
12.1 These Terms are governed by the laws of the Slovak Republic.
12.2 The processing of clients’ personal data is governed by the “Privacy policy” available at www.kwet.sk. The landlord processes personal data in accordance with Regulation (EU) 2016/679 of the European Parliament and of the Council (GDPR) and Act No. 18/2018 Coll. on the protection of personal data.
12.3 If any provision is invalid, the other provisions remain unaffected.
12.4 The parties will first try to settle any dispute by agreement. If no agreement is reached, the dispute will be decided by the court with subject-matter and local jurisdiction under the laws of the Slovak Republic.
12.5 These Terms take effect on the day they are published.
XIII. Complaints procedure
13.1 The client may make a complaint if the services provided do not match the agreed terms. We recommend reporting any shortcomings without undue delay so that they can be put right. This does not affect the client’s rights or the time limits under the law.
13.2 A complaint can be made by e-mail to info@kwet.sk or in writing to the landlord’s address.
13.3 A complaint must state the client’s name, the date of the stay, a description of the shortcoming or problem and the remedy requested.
13.4 The landlord must settle the complaint within 30 days of receiving it, unless agreed otherwise with the client.
XIV. Alternative dispute resolution
14.1 The client may ask the landlord for redress if they are not satisfied with how the landlord handled their complaint or if they believe the landlord has violated their rights.
14.2 If the landlord rejects the request or does not reply within 30 days, the client may file a proposal to start alternative dispute resolution (ADR) with the competent ADR body. The ADR body for services is the Slovak Trade Inspection (Slovenská obchodná inšpekcia, SOI), Bajkalská 21/A, 827 99 Bratislava 27, www.soi.sk.
